Where I live, you'll occasionally see houses near or right along the main roads.
Every so often, someone will take one of these houses, re-zone it as commercial, and turn it into a shop or a restaurant.
This came to me while in church today.
Suppose someone took one such house and turned the back yard into a parking lot. The garage, dining room, and living room would have gaming tables set up in them. The kitchen would be available for players to eat & drink in, and if you call ahead the owner might stock the pantries with snacks (for a small fee, of course).
Small, handy items such as dice bins and displays with paper / notebooks, pens / pencils, and erasers would be located in the living room; if people find that they're out, they can just buy them real quick and keep going.
The bedrooms would be where the rest of the merchandise is. One bedroom could be RPG books and minis, another could be comics, and the third could be assorted items such as DVDs or collectibles. This way, people aren't stumbling over the players as they go to shop.
If someone was to set up a place like that, would any of you actually go there?

if the price was good, the location convinent, and the hours do able.
one change may be to keep the master bedroom as a bedroom and live their. Or have someone on your staff who is a good friend live their. Simply putting a electronic lock and your own frig can allow you to live as if it was an apartment and keep your stuff safe and your food un-eaten.
